I had sellers who were sure their home was worth $580,000. The data said otherwise, and I had to tell them a truth they didn’t want to hear. We did something that felt completely backward: we listed it for less. A few days later, the market rewarded them with a strong sale, well above the price we listed at, fast and with no drama. Here’s exactly how that happened.

It was a mid-century modern home here in Omaha, which happens to be a specialty of mine: those low, clean rooflines and that classic 1950s style. A beautiful house. The sellers, like almost everyone, had a number in their head: they were hoping for five hundred and eighty thousand dollars. I’d done my homework, though. I’d gathered feedback from other agents, studied the data, and tracked the early interest. Everything said the same thing: that five eighty was over the top of the range.

Before we ever went live, I sat them down for what I call a candid, come-to-Jesus conversation. My message was simple: I can tell you this now, or we can both be disappointed later. It’s my job to have that hard conversation up front. When a home sits and doesn’t sell, that’s not the seller’s fault; it’s the agent’s. To their credit, these sellers trusted me, and they buckled up.

Preparation came before the price tag. These sellers were fantastic partners. We did a pre-listing inspection to get ahead of any issues, refreshed the landscaping so the curb appeal popped, and staged the inside so it showed like a magazine. Because this was a mid-century modern, I did something extra. I tapped into the local community of people passionate about this style. I even got the home featured on our annual mid-century modern home tour, before it was fully on the market. While the sellers prepped, I built a crowd. By the time we went live, real anticipation was already building. That’s the idea: you don’t wait for buyers to find the home; you gather them first.

“Price a great home a little low, and the market bids it up; price it too high, and it just sits.”

I priced it low on purpose. I didn’t list at five eighty, and I didn’t even list at the five thirty or five forty I thought it might reach. I priced it at four hundred ninety-nine thousand, nine hundred ninety-nine dollars, just under five hundred thousand, at the low end of the range, on purpose. Here’s what I tell all my sellers. You cannot be hurt by pricing a little low, because the market will bid a great home up to its real value. Price too high, though, and you can absolutely get hurt, because an overpriced home sits on the market and turns off buyers.

Then we launched and poured everything into one big open house. The neighbors came early, I brought in a Kona Ice truck to make it an event, and then we opened to the public. Dozens of people came through that day, and it felt like an experience rather than a quiet Sunday showing, with everyone who walked in knowing this one wouldn’t last.

One Tuesday deadline forced their best. After the open house, all offers were due Tuesday. That meant nobody could grab it early and nobody interested got left out, and every serious buyer knew they had one shot to bring their strongest offer. The offers came in, and we had competition, so I let the strongest ones push a little further. When the dust settled, that home priced at four ninety-nine sold for five hundred and thirty thousand dollars, over asking and with multiple bids. The winning buyers were so eager they waived their inspection because we’d already done a pre-inspection and handed them the results, which made the close clean and fast.

Think about what actually happened. These sellers came in hoping for an unrealistic number. Instead of overpricing and watching their home sit, we did the opposite. We prepared it, priced it to attract, and let the market compete for it. The market rewarded them with a fast sale, over asking, with no drama. That’s the power of a real system instead of just hope.
