What if selling your home didn’t have to mean weeks of showings, waiting, and wondering whether the right offer will ever come? What if instead your home sold within about 48 hours of a single open house, usually with multiple offers, and often for more than homes like yours typically fetch? That’s not luck. It’s a system I’ve built and refined for years, and here’s exactly how it works.

Most agents list a home, put it on the market, and then wait for showings, for feedback, for an offer, hoping the right buyer wanders along. I do the opposite. I don’t wait for the market; I create it. Over the years, I’ve built something I call the 48 Sold System. The name comes from the goal at its heart: to sell your home within about 48 hours of the open house, not 48 days. Selling faster, though, doesn’t mean settling for less. In the vast majority of my sales, we end up above the standard list-to-sold price for our market. It all comes down to a system that runs the same way every time, in any market and at any price point. I think of it like flying an airplane, with three phases: pre-flight, takeoff, and landing.

Pre-flight is data and preparation combined. This is where most of the magic happens, all before your home is ever officially for sale. On the data side, I’m almost obsessive. I gather real feedback from other agents and study what’s quietly happening in the market before homes even hit the public sites. I also start building a list of interested buyers ahead of time. I want to know what the market will do before we go live.

On the preparation side, we get your home as close to perfect as we can, often with a pre-inspection to catch issues early, refreshed landscaping, and staging so it shows beautifully. By the time we’re ready to launch, we haven’t just listed your home. We’ve built anticipation, created a waiting list, and we already know we’re walking into a strong market because we made one.

Takeoff is where pricing sets everything apart. Most sellers want to price high, at the top of what they hope to get, and negotiate down. I do the opposite, and it’s one of the most important things I can tell you. I price at the lower end of the home’s true value range, on purpose. That can sound scary, so here’s the key.

You cannot be hurt by pricing a little low, because the market will always bid a well-priced, well-prepared home up to its true value. Price too high, though, and you can absolutely get hurt, because an overpriced home sits, goes stale, and sells for less. We launch strong and well-priced, then concentrate all the attention into one big open house instead of weeks of scattered showings. Everyone comes to see it together, and that creates an energy, almost like an auction, that a quiet, drawn-out listing never could.

Landing is where it all comes together. After that big open house, I set a single deadline for all offers, usually the very next Tuesday. Every serious buyer has heard about the home, had a chance to see it, and now knows they need to bring their best offer by then. Nobody snaps it up quietly early, and nobody gets left behind. It takes all that anticipation and focuses it into one moment, pulling out of the market everything it has to give right now, every qualified, interested buyer, competing at once.
